Hi there, we’re your neighbors too!

Explore the wider communities that we love to serve and enjoy.

  • Located in southern San Mateo County; just a short drive from Palo Alto and Stanford University, Atherton is considered to be among the wealthiest communities in the United States and is the home to many chief executive officers, venture capitalists, and founders of Silicon Valley's many high-tech companies.

Named after Faxon Atherton, a rich hide and tallow trader from Chile who bought over 600 acres and built the first mansion in the area, Atherton is rich in history and unique in its character. The town begins in the flatlands, then moves westward to the hills until it reaches Highway 280. Beautiful foliage, elegant gardens, and heritage trees dominate this quiet, small community.

  • We live, love and sell Ladera

Ladera, home to approximately 540 families – from young, single professionals to retirees, offers a lifestyle unmatched by neighboring cities. While its superb location and ideal climate offer ample reason alone to live here, it is truly the sense of community that makes Ladera such a special place to call home. For many who live here, there exists a feeling of spirit and cohesiveness where lasting friendships are established along with lasting memories.

At the heart of the community, the Ladera Recreation District and the Ladera Community Association offer residents an array of amenities for year-round activities and recreation, including social gatherings, sports and fitness, and most of all, fun and relaxation. The Ladera Crier, a monthly publication distributed to each home, along with two comprehensive websites, keep residents up-to-date and informed.

  • Los Altos is one of Santa Clara County’s most prestigious towns. It is located in the northern end of the county, just 10 minutes from Palo Alto and Stanford University. With a quaint and charming downtown, Los Altos features many first-class restaurants, bakeries, art galleries and boutiques.

Tree-lined streets and a small village atmosphere characterize Los Altos, which is located in the heart of world famous Silicon Valley and just 40 miles south of San Francisco. It has a peaceful, yet upscale feeling. The town slopes gently toward San Francisco Bay and sports many homes on large lots of 1/4 acre or more.

  • Los Altos Hills has the honor of being home to many of Santa Clara County’s top professionals. Originally known as a place for wealthy San Franciscans who were escaping the fog, Los Altos Hills was incorporated in 1956 to control development. Located in the hills above Silicon Valley, this city is now stable, established and intimate.

Offering gorgeous valley views, Los Altos Hills homes are on one-acre lots minimum. Trees overhang many roads, creating tunnels of leaves and branches, which shelter mansions of elegance and taste, many of which have pools and tennis courts. This is also an area for equestrians and it is not uncommon to find quality stables on properties.

  • Menlo Park is an upscale community, primarily residential, with a number of private prep schools, colleges and an excellent public school system located on the eastern edge of San Mateo County.  It is a quiet yet vibrant city of charming, tree-lined neighborhoods.  Menlo Park is conveniently located between San Francisco on the north and San Jose on the south.

Downtown Menlo Park, just minutes from Stanford University and Stanford Shopping Center, offers a delightful mix of fine dining and shopping, as well as the vibrancy of a college town. Popular locally owned businesses include a large independent bookstore as well as an independent cinema, while the city hosts a variety of free outdoor events throughout the calendar year, including an arts and crafts festival and a summer music concert series.

  • This charming and affluent city, located in the heart of Silicon Valley hosts major high-tech companies such as Hewlett-Packard, Syntex, and Varian and is home to Stanford University.  The demand for homes is very strong, as Palo Alto offers an unmatched combination of great weather, excellent job opportunities, fabulous public schools, and beautiful neighborhoods. Many cultural events are held at Stanford University, as well as Division 1 football and basketball. Stanford Shopping Center and the downtown area represent major shopping destinations for the entire Peninsula, and also street fairs and free outdoor concert series throughout the year.

  • Protected from wind and fog by the lushly forested Santa Cruz Mountains to the west, Portola Valley’s climate is nearly perfect. Stanford University is nearby, and Highway 280 and Portola Road allow effortless access to the extensive business areas and upscale shopping opportunities in Menlo Park and Palo Alto. Some neighborhoods are surrounded by thousands of acres of protected open space, and all offer a close and sociable sense of community. Award-winning architecture and extensive green space distinguish Portola Valley Ranch, a renowned development established in the late 1970s. Part of the Mid-Peninsula Open Space District, the preserve at Windy Hill is anchored in Portola Valley and offers approximately 14 miles of hiking and mountain biking trails with magnificent views and abundant wildlife.

  • Redwood City is the third largest city in the County of San Mateo, with 85,992 residents. The city enjoys an average of 255 sunny days a year, which it boasts via the city slogan: "Climate Best by Government Test". Incorporated in 1867, Redwood City is home to the San Mateo County History Museum (located in the county's old courthouse) and the only active deep water port within the south bay of San Francisco.

  • Known as a horse community, this prestigious town features peace, quiet, and residential offerings ranging from small mountain cabins to extensive equestrian estates.

The original Woodside Store, now a museum, was a major center of logging activity in the 1800s. By 1880, wealthy San Franciscans chose the area for summer estates, including coffee tycoon James Folger and millionaire spice magnate August Schilling. Today, the intimate yet vibrant village center is surrounded by the soaring second-growth redwood groves that distinguish the area. Major estates abound, and among its internationally famous residents is Oracle CEO Larry Ellison. Also making her home here is Koko, the gorilla who communicates in sign language. Since incorporating in 1956, Woodside has focused on protecting the rural nature of the community. Large properties provide opportunities for extensive stables and executive vineyards.

Based in the heart of Silicon Valley, near to everything you need.

Who are the Duo?

Spend a little time around Karen Fryling and Rebecca Johnson and it’s easy to see why they get along so well together as friends and business partners. A shared passion for the community and for serving their clients was the spark that initiated their joining forces. But, like any strong team, they each possess vastly disparate personality types. Together, their unique assets and backgrounds complement each other and ultimately benefit all of their clients.

For Karen & Rebecca, the power of partnership means that when you talk to one of them, you’ll be heard by both of them. With two sets of eyes, ears, and hands on the job, they keep surprises to a minimum, respond to your needs rapidly and accurately, and help you get through the entire process as quickly and easily as possible. For buyers, their in-depth local knowledge allows them to find the ideal neighborhood to fit their needs. For sellers, their robust marketing strategies ensure that your home will receive mass exposure to a worldwide audience in an effort to generate maximum return on your investment. You won’t have to think twice about any of it. Because they will.
